BUYER COUNSELLING SESSION
We will conduct a buyer counselling session to discuss your needs and goals, and to plan the search for your property.
We will explain to you the option of a home warranty plan to reduce your risk of repair costs when purchasing a property.
BUYER AGENCY ALTERNATIVES
We will discuss alternatives for agency representation that are available to you as a potential buyer – Buyer Brokerage, Seller Agency and Disclosed Dual Agency – and our representation of your customer interests in the different agency relationships.
We will recommend that you obtain a professional property inspection to address basic construction issues.*
BUYER REPRESENTATION AGREEMENT

We will request in the offer to purchase that the seller remedy the items you specify after your review of the property inspection reports.

We will present your property search criteria to our local Coldwell Banker sales team. Our goal is to present you, when possible, with properties as they debut or before they appear on the open market.
A key role in any purchase, we’re effective negotiators who will work hard to develop a strategy to deliver terms and conditions acceptable to you.
We will show you properties that meet the criteria you have selected.
We will endeavour to present your purchase offer directly to the seller in the presence of the listing representative.

We will present to you for your approval a custom Marketing Action Plan – a formal written plan for marketing your property, based on your needs and input. This plan may include an open house, to be conducted when appropriate and as agreed to in advance with you.
We will review with you our comprehensive advertising program designed to generate buyer prospects for your property. We will explain how our award-winning websites, www.coldwellbanker.com and www.coldwellbanker.ca can access additional prospects through the Internet.
COMPETITIVE MARKET ANALYSIS
We will provide you with a current Competitive Market Analysis, and will assist you in determining the most effective list price for your property.
We will explain the benefits of providing a written disclosure regarding the condition of your property, and if applicable, will present your disclosure to buyer prospects to assist them in preparing an offer.
We will show you various financing alternatives for buyers of your property, and discuss the likely impact of each alternative on your sale.
MARKETING ACTIVITY REPORT
We will provide you with regular Marketing Activity Reports to keep you informed of competitive market conditions, buyer activity, and the actions we have taken to market your property.
We will furnish you with an estimate of the proceeds you can expect from the sale of your property.
We will review with you the homefinding process that buyers are most likely to follow, including financial qualifications, property selection, financing options and closing procedures.
